The Helping Hand Foundation was formed in May of 2007 to help stabilize the local housing market. The principal task was to assist homeowners in keeping their home by negotiating mortgage modifications. As the business environment changed it became apparent that the majority of home owners in need were not eligible for modification. As daily news touted the “Hope for Homeowners” program and the proactive response from lenders, very few were helped. Most of the delinquent homeowners had to sell, and convince the banks to accept a short payoff.

The short sale became a popular way for borrowers to escape a property they could not afford and keep the banks from foreclosing. Unfortunately, the process is quite complex and time consuming. Many real estate agents got involved in the processing of short sales and, much to their dismay, had little success. The reputation of the short sale became so bad that agents would advise their buyers against writing a contract.
